Mark Canfora Investments (MCI) & You: Four Investment Opportunities

 

Private Money Lenders


I am offering several investment options which include paying up to 10-20% on a promissory note for twenty four-sixty months, interest only paid at year end and the balance due at 24-60 months.

 

Private Money Lenders (PML) loan money with a signed agreement between you (the lender) and MCI (The borrower). Terms are negotiated and typically annual interest only over a 24-60 month period. Sources for you the Private Money Lender:

 

• Home Equity Line of Credit
• Self Directed IRA's and Money Market
• 401K
• Certificates of Deposit (CD'S) and Low Interest Savings Accounts

 

Equity Share Program


51- 49% Equity Share Program. A Sole proprietor LLC is formed and we split the net profit of the property 51%-49%. Your commitment: MCI receives the *down payment plus 5%* of the original property price. MCI makes all decisions on marketing, renting, leasing and selling of the property.

 

You are a silent partner in a Florida LLC for that one particular property only. All net profits and expenses are shared 51%( MCI) and 49% (You The Investor)

 

Refinance


Another possible option (if we both agree) is to refinance and pull equity if so desired and hold.

 

Anytime during our lease option period: We refinance the property through our previously formed LLC and pay off the original lease option balance and secure a 15-30 year mortgage and or possibly pull equity out to be shared or reinvested in more real estate.

 

Conventional Financing


We purchase at below market value and close within 30-60 days.

 

We initially purchase properties outright and do not lease option to buy. We form an LLC and acquire property below current market value with the plan of holding for at least 3-5 years and we have no immediate need to assign, sell or refinance within 24-60 months. Most down payments for non-owner occupied properties are 10-20% down and you the investor are required to supply the down payment and closing costs. The split in ownership: 51% You the Investor and 49% Mark Canfora Investments. MCI will locate, evaluate, oversee all offers and closing. MCI will rent, lease, maintain and manage the investment property. Upon future sale, Net Profits after expenses and investor's down payment/closing costs are reimbursed, will be 51%-49% accordingly.
